Chase Bank is officially expanding its footprint in eastern Hillsborough County with a new branch slated for development at the former Circle K gas station site, located at the corner of Maki Road and James L. Redman Parkway. This high-traffic, signalized intersection will soon be home to a state-of-the-art banking center designed to better serve the growing Plant City community. The site had started the process of being cleared and remediated for its conversion to a Woody’s Car Wash. However, those plans appear to have fallen through.

As part of the site development process, the project—officially titled Chase Bank, Plant City—is seeking a variance (PZ-2025-054) to reduce the required landscape buffer along Maki Road from 10 feet to 7 feet. The variance request, governed under Section 102-1376 of the City’s Land Development Code, is tied to the site’s unique constraints and essential design features, including the integration of a drive-through ATM and vehicular circulation around the rear of the building.

Justification for Variance

The requested variance stems from several special conditions unique to the site:

  • Site Configuration: The parcel’s location at a signalized corner necessitates two points of vehicular access—one from Maki Road and another from James L. Redman Parkway. This results in a required 24-foot-wide drive aisle traversing the site to allow for safe, two-way traffic flow.
  • Building & ADA Compliance: The layout must accommodate ADA-compliant parking in front of the building while maintaining space for the drive-through ATM behind the structure.
  • Stormwater Management Constraints: Existing on-site stormwater retention areas on both the east and west sides must remain intact, limiting how far the building and site features can be shifted.

These conditions are not the result of actions by the applicant but are instead dictated by preexisting site infrastructure and essential design requirements for safe and efficient banking operations.

What’s Next

Site plan PZ-2025-054 is currently under review, and construction timelines will likely follow pending approval of the variance and associated permits. Once complete, the new Chase Bank location will offer a full suite of services, including personal and commercial banking, a drive-through ATM, and modern customer support.

Should this development move forward, it will become Plant City’s newest bank after the recent opening of Bank Florida at the former Platinum Bank site across the street.
