PLANT CITY, FL – A large-scale development is taking shape in Plant City following the $9.6 million purchase of 118.7 acres from E C Poppell Family Limited Partnership in 2022. The property, located at 511 E Trapnell Rd, Plant City, FL is now under active construction, with Southwind, LLC spearheading the project.
The sale marked a notable transition for the land, which had been under agricultural use for decades. The property is now being reshaped to accommodate future growth in Hillsborough County and Plant City.
Following the extension of city utilities like water and sewage that has recently wrapped up, the development now has the infrastructure needed to begin moving forward. Heidt Design, LLC, a Tampa-based engineering and planning firm, has been overseeing the site’s transformation. The construction plans detail extensive grading, drainage improvements, roadway installations, and utility enhancements, all of which lay the groundwork for new development opportunities.
There are expected to be 238 homes within the development, according to the approved plans, as well as some type of amenity center, but plans for that were not immediately made clear. The development also includes environmental mitigation strategies, ensuring that the area’s natural landscape and resources are considered throughout the construction process. Plans highlight stormwater management systems and ecological assessments to align with county and state regulations. The whole project will be completed in two separate phases.
With Plant City experiencing steady growth, the project has the potential to boost the local economy by attracting businesses and creating job opportunities.
