New filing gives insight into the future of the old hospital property

The document outlines the planned demolition of structures on a 7.73-acre property located at 301 N. Alexander Street, Plant City, owned by South Florida Baptist Hospital Inc. The property, currently zoned C1-B and used as a hospital, is bounded by Oak Avenue to the north, Alexander Street to the east, Reynolds Street to the south, and Plant Avenue to the west. The site includes asphalt parking areas, concrete walkways, and the main hospital buildings; as well as additional support infastructure.

The proposed demolition involves the removal of most of the existing on-site buildings and impervious areas, totaling approximately 142,047 square feet of building space and 121,502 square feet of asphalt/concrete area. Utilities servicing these buildings will be disconnected at the right-of-way line, and all underground piping will be removed. Following demolition, the cleared areas will be seeded and mulched to prevent erosion. The exemption request is to verify the reduction of approximately 263,549 square feet in impervious area, which would allow for future development opportunities on the site.

Certain structures and features will remain intact. The existing Cancer Center Treatment building, measuring approximately 6,300 square feet and located in the northeast portion of the property, will not be demolished. A total of 64 parking spaces, including 4 ADA-compliant spaces, will continue to serve this building. Utilities supporting this facility will remain operational. Furthermore, on-site and perimeter stormwater systems that collect off-site runoff will be preserved to maintain stormwater management for the area.

It will be interesting to see what the future hold for this property that sits at the intersection of three major roadways and will become one of the largest undeveloped lots sitting in a heavily developed area.
